Qualifications
 

  • Bachelor’s Degree in Architecture (required)
  • Minimum of 3–4 years of relevant experience
  • Strong ability to read and interpret full construction plan sets
  • Experience reviewing commercial construction documents
  • High attention to detail and analytical rigor
  • Comfort working in a high-volume bid environment
  • Strong written communication skills
  • Experience in commercial roofing or building envelope systems is preferred but not required if architectural competence is strong
  • Must be able to navigate drawings independently and confidently.
  • Must understand how building height, wind rating, and assembly type affect fastening patterns and material quantities.
  • Must think structurally and systematically, not just numerically.
  • Accuracy, organization, and documentation discipline are non-negotiable.

Primary Tasks
 

Blueprint and Specification Review

  • Read and interpret full construction drawing sets
  • Review roof assemblies, flashing details, wall details, and penetrations
  • Extract scope directly from GC-provided plans
  • Identify discrepancies between architectural details and manufacturer requirements
  • Translate architectural intent into accurate commercial roofing scope

Take-Off and Quantification

Following established estimating processes, you will:

  • Perform take-offs using Building Connected or STACK
  • Calculate total roof square footage
  • Measure parapet walls, including 6-inch up-and-over detailing
  • Build insulation quantities, including appropriate waste factors (0–2% depending on curb density)
  • Calculate membrane quantities, including 10–20% waste plus seam overlap loss
  • Determine fastener counts based on wind ratings and building height (height × 0.4 perimeter enhancement rule)
  • Apply perimeter enhancements or RhinoBond logic per the basis of design

Material and Assembly Development

  • Build complete material lists based on roof assembly specifications
  • Align quantities with manufacturer requirements
  • Understand mechanically attached systems, TPO, PVC, and RhinoBond assemblies
  • Ensure quantities support field execution standards and eliminate rework

Proposal and Submittal Preparation

  • Draft professional commercial bid packages
  • Prepare submittal packages for general contractors
  • Support documentation required for AIA billing and closeout packages
  • Coordinate manufacturer compliance documentation
